The Hush Post, Ludhiana: Owing to the shortage of land in Ludhiana, the Greater Ludhiana Area Development Authority (GLADA) plans to develop a new urban estate near Mullanpur. The department has completed all the formalities pertaining to the project and will soon begin construction. This will be the first urban estate developed by the state in Mullanpur. This could come up on the lines of South City, Ludhiana, the swankiest locality in the city.
The Glada officials have already identified around 2.68 acres of land in Mullanpur. The officials said once the project comes up, it will be a great opportunity for the residents of Mullanpur, Jagraon and even those wanting to shift to a less densely populated place from within the city. Instead of going through the process of land acquisition, the Glada officials have asked the owner of the land to develop the urban estate on Glada procured land and in turn the developers will earn 80 per cent share while Glada will get a share of 10 per cent. The land acquisition has always been difficult for the authorities because of the problems created by the landowners. At times, the rates of the land do not suit them resulting in delay of development of residential colonies.
The Glada has developed many colonies in the city in areas like Dhandhari Kalan, Dugri Urban Estate, Sector 32, 32-A, 38, 39, 39-A, and Sector 40 on Chandigarh Road. Now it plans to transfer these colonies to MC. Some of these have already been taken over by MC while rest of the colonies will also be transferred soon.
